Can foreigners legally buy property in Mexico?

Yes. Outside the restricted zone (50 km from coastlines and 100 km from borders) foreigners can buy with a direct deed. Within the restricted zone, purchases are made securely through a bank trust (fideicomiso) or a Mexican corporation.

What are the typical closing costs?

Closing costs usually range between 5% and 8% of the purchase price: notary fees, acquisition tax (ISAI) — 3% in Cancún and Puerto Morelos, 4% in Playa del Carmen and Tulum — trust fees (if applicable) and public registry registration.

What return can I expect?

It depends on location, on the asset and on the management model, and gross has to be kept apart from net. Over the last twelve measured months (Jul 2025–Jun 2026), median short-stay occupancy was 26% in Tulum, 32% in Puerto Morelos and 37% in Cancún and Playa del Carmen, at average nightly rates of USD 129 to 196. Out of that come management (20–30%), non-resident income tax (25% of gross income, no deductions), lodging tax (6%) and the property’s own costs. The 8% to 12% ranges in circulation are gross and are published by people who sell: always ask for them with occupancy and costs in view. On appreciation, the official index (SHF) rose 13.4% in pesos between Q1 2025 and Q1 2026 in Quintana Roo; the same period measured in dollars gives 27.8%, and the previous one −8.2%, so any dollar figure needs its exchange-rate assumption beside it. Tulum and Puerto Morelos have no official price index.

What does Arano Investments Group advisory cost?

Nothing, directly: buyer advisory is free for you. Arano Investments Group is paid a commission by the seller or developer at closing — you pay the same list price as going direct, with an advisor on your side of the table. And because we only get paid when you close well, there is nothing in it for us in pushing a bad asset.
